In Kirchberg, The Waves is preparing to welcome its new tenant, the prestigious bank J.P. Morgan. This choice validates the architectural and technical excellence of the building and further anchors Luxembourg's position as a major financial center.
May 2025 — Office real estate in Luxembourg reaches a new milestone with the signing of a major lease agreement between the Giorgetti Group and global investment bank J.P. Morgan for The Waves building. The establishment of the institution's future Luxembourg headquarters in the heart of the Media Bay area confirms our teams' expertise in developing infrastructure that meets the standards of excellence, sustainability, and well-being expected of a global leader.
The ingenuity of our teams highlighted
The selection process began in July 2023 when J.P. Morgan launched a call for tenders. The bank, whose strategic vision was initially focused on alternative neighborhoods to Kirchberg,
considered several proposals.
However, one image—that of The Waves at night (above), revealed during the presentations—immediately won over the bank's representatives. The building won them over with its bold Corten steel architecture, designed by Valentiny HVP Architects. This unique architectural vision, combined with the concrete guarantees offered by the progress of construction, made The Waves the most relevant choice.
Our employees were able to proactively meet the most stringent standards and anticipate the needs of an institution of this stature. For example, the requirement to have a single point of contact for the efficient operation of a state-of-the-art building was quickly resolved thanks to our One-Stop-Shop formula, which brings together the entire value chain essential to the success of such a project. Managing the development, financing, and construction internally allowed us to perfectly align the vision of a systemic organization like J.P. Morgan with the concrete realization of their future headquarters.
Priority given to well-being and accessibility
J.P. Morgan chose this building because it embodies its own philosophy regarding the working environment. The Waves is BREEAM Excellent and WELL Gold certified, guaranteeing a healthy, high-performance, and sustainable environment for its more than 900 future occupants.
The architectural design of the offices, organized around a 320 m² interior courtyard, focuses on the comfort and well-being of the teams. Thanks to this central open-air space, natural light is guaranteed for all offices. The Waves offers optimal flexibility thanks to its modular floor plans and four circulation cores.
It also provides space for a company restaurant and high-quality facilities for active mobility, such as bicycle parking and showers. In addition, the rooftop can be converted into a convivial space for events.
The arrival of J.P. Morgan in 2027 will consolidate Kirchberg's role as an economic hub with international influence and illustrate the Giorgetti Group's ability to deliver the excellence demanded by global leaders.
