<p>In Kirchberg, F&eacute;lix Giorgetti is building Media Bay, a new mixed-use district which has conquered unexplored territories on the plateau which dominates the capital, on the border between city and nature.</p>
<h3>A privileged location</h3>
<p>The residences take place in a privileged natural environment, a true haven of peace where residents can enjoy tastefully furnished plots, paths that wind between buildings lined with flower beds and trees, as well as seats, benches and tables for beautiful days in the sun. <h3>Realisation in phases</h3>
<p>Its construction has started in 2013 and is carried out in several phases. It began with the construction of the Lighthouses, the administrative towers, and are continuing with the residences.</p>
<p>On the habitat side, the estate currently has four residences, the Four explorers, and bear the names of four of the greatest explorers who have marked history: James Cook, Columbus, Magellan and Da Gama, and thus showing all the ambition of this new neighborhood.</p>
<p><strong>The complex has a total of 296 apartments distributed as follows:</strong></p>
<ul>
<li>72 apartments with 1 to 3 bedrooms on 12 floors for Magellan;</li>
<li>78 apartments &nbsp;with 1 to 3 bedroom on 12 floors for Columbus;</li>
<li>73 apartments with 1 to 4 bedrooms on 11 floors for Da Gama;</li>
<li>73 apartments with 1 to 3 bedroom on 11 floors for James Cook.</li>
</ul>
<p>On the office side, the estate currently has three administrative towers, the Lighthouses, one of which is the headquarters of RTL Group. This complex offers 36,000m<sup>2</sup> of office space.</p>
<p>But the conquest of Media Bay is not over. Many projects are still to come such as <a title="" href="/en/biens/projet/1141899" target="_self">The Waves</a>, an administrative building of 14,500m<sup>2</sup> or the mixed building (residential and commercial) Les Esplanades which are under development.</p>

The first phase, delivered in 2019, consists of a set of 11 residences for a total of 118 housing units, offices and shops including a supermarket. This economic activity contributes to the dynamism of the district and provides its inhabi- tants with all the local services they need for more pleasant daily lives.</div>

<p>The second phase, in progress, provides for housing including 8 residences for a total of 79 apartments as well as&nbsp;13 houses.</p>
<p>This part includes the construction of the Alysson residences (40 apartments), the Liseron residence (14 apartments), the Cosmos residence (11 apartments) and the Daphné residence (11 apartments).<br />The houses are in the form of four blocks: 3 blocks of 3 houses of &plusmn; 224m<sup>2</sup> on land ranging from &plusmn; 1.96m<sup>2</sup> to 3.6 ares, and 1 block of 4 houses of &plusmn; 206m<sup>2</sup> on land ranging from &plusmn; 2.1 ares to 3.55 ares.</p>
<p>Finally, the last phase, to come, provides for the construction of 9 residences.</p>

<p>Project partner, Kuhn Construction has developed and is marketing one residence and 12 houses.</p>
<h3>Bright and functional spaces</h3>
<p>The residence is made up of two blocks of six apartments each which offer a quality and comfortable living environment on a human scale. These accommodations offer ideally designed spaces with surfaces ranging from approximately 46m<sup>2</sup> to 102m<sup>2</sup> as well as beautiful penthouses of approximately 159m<sup>2</sup> with a view over the surrounding nature.</p>
<h3>Passive houses</h3>
<p>The traditional houses also display a modern and elegant architecture. A particular attention was brought to the materials in order to provide absolute comfort in a passive and healthy home. The brick walls with integrated 100% mineral and 100% natural insulation are made of terracotta and rock wool for natural insulation and exceptional longevity.</p>
<p>Their mineral coating guarantees a unique aesthetic, long-lasting, waterproof, frost-resistant, rot-proof and incombustible.</p>
<h3>Delivery in 2024</h3>

<p>The Auf dem Moor housing estate is located on the outskirts near the city center of Ettelbruck where there are shops and public transport.</p>
<p>Thanks to the proximity of the A7 and the major national and international roads, the capital is located just 25 minutes from the city center of Luxembourg and a few minutes from the supermarkets and shopping centers of Diekirch and Mersch, and the North Hospital Center.</p>
<p>Ettelbruck is a town located north of the capital, in the heart of the Grand Duchy, which has everything to seduce. This municipality of just over 9,000 inhabitants (as of January 1, 2021) is part of the Nordstad, the third economic center of the country which brings together living and integrated agglomerations in a rich and diversified natural environment.</p>
<p>This economic center benefits from an extensive school infrastructure (from early to secondary), an excellent mobility offer, optimal medical care and great economic dynamism (businesses and shops).</p>

Nature and quality of life

<p>Heading to Ettelbruck, north of the capital. <p class="p2">There is thus a 13 ha municipal park - with a lake, numerous sports facilities and playgrounds - which hosts the Post Luxembourg Balloon Trophy every two years, an aquatic center, a library and the &ldquo;Mierscher Kulturhaus&rdquo;.<span class="Apple-converted-space">&nbsp;</span></p>
<p class="p2">Mersch is very well served in terms of mobility.
